  • Here are some of the things we're looking for in our contractors:
  • Fully licensed with Licenses up to date, same with subcontractors
  • Scope of Work Signed
  • Independent Contractor Agreement Signed
  • Fully insured- including worker's comp, liability- with a minimum limit of $2,000,000
  • Indemnification, Hold Harmless Agreement Signed
  • Payment Schedule Signed
  • Contractor Final and Unconditional Waiver of Lein
  • IRS W-9 Form (for year-end 1099)
  • Been in business for at least two years
  • Has a reliable crew
  • Keeps work-site clean and maintained
  • Can provide a list of references, with current contact information
  • Belongs to the Better Business Bureau or one of the national associtions of builers or carpenters
  • Provides written transferable warranty of their work, for least one year or more
  • Is structured as a Corporation or LLC
  • A reputable company with no history of lawsuits
  • Has financial resources-available to carry material cost until work is complete or ready for draw
  • ALWAYS PULL PERMITS!
  • To ensure that our projects are done correctly and buyers feel confident that the work is done appropriately and to code, all work is always permitted
  • Permits protect both the contractor, us the owner and the buyer
  • If the contractor has a problem with that, then we won't be working together
